  • Canada’s Model Tracks Mortgage Renewals

Canada's central bank began building forecasts on a new model that gave mortgage renewals and housing supply a larger role in reading inflation.
That shift moved Canada's mortgage renewal wave closer to the center of rate-setting, highlighting how household financing pressures now matter more in policy analysis.
The model entered use in the previous month, a staff paper said, marking a recent change in how the central bank structures forecasts.
The governor said the model would be the primary tool for the Oct. 28 rate announcement and the upcoming Monetary Policy Report.
He said no model solves every problem, but this one may better fit a world shaped by supply shocks and stronger global connections.

  • Canadian Home Sales Slide 6.9% Yearly

In Mid-Q3, Canada home sales slipped ~1% MoM and ~7% yearly, as economic uncertainty and higher mortgage costs weighed on market activity.
Canada’s price index was flat MoM in Mid-Q3 and ↓~3% yearly, while newly listed properties rebounded ~3% after three straight monthly declines.
The sales-to-new listings ratio eased to ~49% from ~51% in Early-Q3, moving further below its long-term avg. near 55% across Canada overall.
An economist said rising inflation risks and doubts about recent growth changed the broader backdrop, while higher bond yields pushed fixed mortgage rates upward.
At that time, markets priced in a ~60% chance of an Early-Q4 rate hike, with >1 percentage point of tightening by 2027.

  • Canada Buyers See a Small Window

Nearly half of Canadians planning to buy within 2 yr said now was the right time, even as ~three-quarters said economic uncertainty made them cautious.
Optimism centered on affordability: ~six in 10 expected lower prices to help them buy, and just over half said interest rates supported that view.
More than half believed the window was small before prices climbed again, and nearly half expected interest rates to rise in 2026, pushing action.
Rising costs squeezed savings, and confidence stayed limited: inflation reduced saving for ~seven in 10, while fewer than half of intended buyers felt ready.
Prospective buyers and renewal households largely said expert advice was essential for major ownership decisions, especially as many weighed how higher rates could affect affordability.

A bank economist cut Canada's housing forecast, expecting home sales to ↓~5% in 2026 as higher government bond yields keep fixed mortgage costs elevated.
Avg. Canadian home prices are projected to stay roughly flat in 2026, then edge up by <2% in 2027 rather than rebound sharply.
